    after discovering many owner’s vote did not count last time,
    I am encouraging people to be sure to vote no again on this project.
    i discovered many people did not receive the first vote package or too late
    to vote, and i have discovered many people have not received the second
    package yet. Please be sure to confirm your vote was received by mail by calling
    or emailing hoa@pelican-beach.com or
    confirm the HOA office receives and counts your vote if sent by email

    Okay I just want to make sure I understand our HOA dues will now be 620.00 a month for a one bedroom

    445.00 that we pay now plus 153.00 for the new pool project, because the terrace is not funding anything

    towards the maintenance of this project because it doesn’t have a splash pad, plus at least a minimum of

    20.00 to 40.00 for the regular budget increases for the next three years. Also hopefully the pool project

    comes in on time and under budget which is doubtful.

    Then we will probably need elevator repairs so the dues will remain the same for the following three years

    unless it happens sooner. Also our reserves are under budget. So hopefully we don’t have any bad weather in the next six years.

    Just a reminder to everyone that they have one more day to get their vote in or change the vote they have already submitted. I also wanted to review some of the issues to be considered when casting your vote. I understand the board has worked hard on this project but there are some concerns I wanted to share.

    1) Based on my understanding, I believe this project has been worked on since January but only posted on Facebook a few days before the packet was sent out for our vote. Therefore, most of the owners did not receive their packet in enough time to review and get their vote in. There was a mention of an expense for $30,000.00 to research the idea on the minutes from the board meeting, if you happen to have read those on the HOA site. I have spoken to quite a few owners that did not even know that there is an HOA site.

    2) We have been given two different totals on the increase in HOA fees based on the amount the Terrace will contribute to the maintenance of the pool. It should be noted that the Terrace does not legally have to contribute and can stop contributing at any time in the future. As far as I know this agreement is still not in writing. But they still have use of the pool if they contribute financially or not.

    3) In all fairness, the board has been working hard to keep cost down, but they can’t honestly say how much or how long this project will take. Circumstances beyond their control such as bad weather can increase the cost. Also, there is no way to predict if there will be canceled winter and/or spring break reservations based on construction. We also still have to do major work on our elevators and paint the building in the next few years which will drastically reduce our reserves.

    4) I have noted others opinions that our rental fees and property value are likely to go up because of this project, which makes sense. However, no true research has been done and the realtors we have spoken to cannot confirm this opinion.

    5) The location of the new project is also a concern due to past issues resulting from storms. I would have appreciated the opportunity for an open discussion to get ideas from multiple owners regarding options to improve our amenities.

    6) Last year we were told the beach service was needed to solve issues we were having from overcrowding on the beach and that it was working well in spite of bad reviews we were seeing on Trip Advisory, Expedia, etc. Now we are told the new pool will solve these issues. But the beach service will still continue to be used for the future because the board believes it is also needed.

    7) Last, but not least, it’s bothersome to me that a lawyer was consulted to limit the time an owner was allowed to talk at the owners meeting. Isn’t sharing of opinions the purpose of these meetings? My husband was actually asked by other owners to share their concerns because they could either not be there or felt intimidated to stand up and state their concerns themselves. I’m wondering the reason the board chose to impose this ruling now? A rule that has never been utilized in my experience in the last twenty years.

    I believe all owners, including the board, want to improve Pelican Beach and their investment property. I also believe that everyone should have a say on how their money is spent even if we don’t agree on this project or any future projects the board plans.

    I was wondering since not much progress has happened on the pool construction if
    this will be done in 4 months, this would be July 4th ,

    it appears that the pool may not be complete until after Labor Day,
    I don’t know if that is 2020 or 2021 or whenever.
    as we know this is really only one of the many other problems we have.

    I have looked for the HOA statement and i do not see any income from the beach
    to help offset these expenses.
