    We received a letter today for a meeting of the hoa board for a special assessment needed to paint and seal the building. It was posted in Facebook a few days ago. The meeting is scheduled for August 11th. My husband is going to send out an email letting everyone know this site is active and we would love to see other owners opinion on this new assessment. After going through the pool argument I feel it is imperative to have this discussions sooner than later.

    Darrell and Linda-Thank you for addressing this issue. I have been an owner for 24 years and I don’t recall having to pay an assessment to paint the building. I think there was one assessment many years ago and it may have been after a hurricane. Maybe someone else may recall. Our HOA fees are supposed to cover that I presume. Another question I have is when are our monthly fees going to go back to normal. We have been assessing for the pool for several years now. I also voted against that, but still have had to pay for it. Why the other building didn’t have to contribute is still beyond me since they use that pool! Maybe someone has answers that I don’t. Thanks again for starting the conversation.

    I own two units at PBR, 415 and 1914 and I am shocked by the last minute special assessment that is a very large amount! The BOD never saw this coming, outrageous? I have owned 1914 since 2001 and I assure you that during the last repaint and reseal there was no special assessment and we did a color change at that time as well. I also take issue with the fact that they want to assess 50% in September and the balance a month later. The BOD is not paying the contractor that fast. I have always tried to be supportive of the BOD as I am grateful for their unpaid efforts with respect to my investments. However, this situation is wrong! How was this requirement not budgeted for correctly and communicated to owners better? I cannot support this last minute and desperate special assessment for such a large amount with such a lack of forethought. Did the BOD not know about this issue a month ago or even six months ago and communicate??

    I am unable to locate any detail in my BeHome location – even my condo has no detail. Why did it take a site to a two-page reference to explain how to go to another site to try to get information that could easily have been email attachments? I am out of town so if I have any mail, I will not get it until Saturday.

    I have been an owner since 2005 and was Secretary/Treasurer for eight years. I prepared multiple schedules to show how the Terrace was not paying their fair share and got agreements to some increases with future increases tied to inflation. Not sure what happened. But seriously doubt that is / has been honored.

    I did not understand that we did not require a more equitable support from the Terrace owners for the new pool expenses (construction and future operating expenses). That monthly increase would have been stronger to all expenses IF we had had fair contributions from all resort owners.

    My husband and I started this web site a few years ago because we discovered that the only form of communication available with other owners was through Facebook. If you have been to the Facebook site you are painfully aware of how easily you are attacked for voicing an opinion not shared by some on the board. I want to insure anyone who wants to post here that you will not be attacked or banned from the site for having an opposing view from ours. We had wished there was an area on the official HOA site to have this kind of dialog but it doesn’t appear there is one. So feel free to post your experiences or opinions freely here. If you don’t feel confident doing so you can send your thoughts to my husband’s email darrell@iglou.com and he will post them here for you anonymously.

    I appreciate being able to follow opinions on this site. Thanks for making it available. I deliberately do not participate in Facebook and think it should not be the only way to hear discussion about what is going at Pelican. I certainly agree that assessment on top of assessment is aggressive and we were not given a clear explanation of the research done and path to the BOD’s conclusion.
    Tom and I have owned 1118 since the “90’s and he was on the Board when we got the decision to have the Terrace pay part for the easement for their beach access.
    Alice makes an excellent point about the need to have the financial support from The Terrace. It’s probably too late now, but we can let the Board know to include them in the futures, especially with pool expenses. Their use of our property is far greater than our use of theirs.

    I was at the last owners meeting and do not recall there being a discussion of an assessment for the cost to coat and paint the building. I do recall discussion of coating/repainting the building. It would seem to me that some idea of the costs would have been known at the time and that it could not be covered by existing reserves. Some indication of this large expenditure should have been provided at the last owners meeting.

    We have been an owner since preconstruction and there has never been an assessment of this size. As someone said there was an assessment following the hurricane damage, but I believe there has been no other.

    We are not happy with this surprise.

    I’m happy to let everyone know Anna Pavlova has started a new Facebook page Pelican Beach Resort Official HOA Community Group–Owners. On her page in contrast to the other Facebook page you are allowed to express your opinion without repercussion form board members. Please visit her page and join if you are still using Facebook.

    Update: For those of you not on Facebook the new page has 57 members in two days. So it appears we are not the only ones upset with this board and their decisions. Also on the old Facebook site they are now offering a poll on four choices for the new color of the building. Funny how they didn’t send those choices in the mailing so those of you not on Facebook sadly don’t get to vote. But again this is why we need an official HOA forum for all the owners.
    There is also a discussion going on in the new Facebook site on how we should proceed from here rather to vote yes or no on the assessment before us now. I will keep you updated on the ideas being presented there.
    Please post any thoughts you have on how we should vote or not vote on this assessment.

    Laura on the other Facebook site just ask everyone to vote yes and send their votes in as soon as possible. My husband and I were just discussing what would happen if we just don’t vote at all rather then send in yes or no for both or yes for one and no for the other. They need over 171 yes votes for the assessment. But with the paint color they need a minimum of 171 votes all together counting both yes and no votes. Of those votes 75% of those have to be yes which would be a minimum of 128 yes votes. If they can’t meet these levels they will have to go back to the owners for more votes. This would give us time to decide which way to proceed next. I would love to hear what other owners think.

    I went to the website to post my opinions and they have shut down comments regarding the assessment. I will not support this. They have painted in the past without assessments. The cost of replacing tiles that were installed years ago does not make sense either. We payed to have them installed at the management company’s suggestion. That should not be an extra expense to have to have the porch tiled again. If the board was so transparent, why can no one post any comments in dissent. We should all hold up the decision with “No” votes until there is more research.
